The Heritage Park site will consist of retail and mixed-use projects across the street from the Fry’s Marketplace that is under construction on Tangerine Farms and Lon Adams roads.

A new commercial development is planned for the southeast corner of Tangerine Farms and Lon Adams roads in Marana.

The 14-acre Heritage Park site is across the street from the Gladden Farms Marketplace, where a Fry’s Marketplace is under construction.

Velocity Retail Group brokers Brian Harpel and Eli Castronova handled the $3.8 million sale from HOH Land Holdings LLC to an entity of Rio West Development & Construction, which will develop the project that consists of nine retail frontage pads and two mixed-use pads in the interior.

Multiple national tenants are in negotiations to take part in the development and additional pads are also available.

Bob Camino Principal LLC bought a retail/industrial center at 3100 N. Stone Ave., near Fort Lowell Road, from 3100 LLC for $2.2 million. Chris Tsighis, with Coldwell Banker, represented the seller. Bob Zhang, with Bob Principal Realty LLC, represented the buyer.

The Rincon Valley Fire District bought 3.26 acres at the entrance to Rancho Del Lago for $1.1 million to build a new station. NAI Horizon brokers Gordon Wagner and Ben Craney handled the sale.

Shashashe Investments LLC bought 10 acres of land at 6550 S. Wilmot Road from Wilmot Investments LLC for $800,000. Paul Hooker and Robert Glaser, with Picor, represented the seller. Thomas DeSollar, with Arizona First Properties LLC, represented the buyer.

YourSpace bought a 3-acre parcel on the northeast corner of Irvington Road and Interstate 19 to build a three-story self-storage facility. Scott Soelter, with NAI Horizon, represented the owner in the $695,000 sale.

Camino Seco Business Park, 140 S. Camino Seco, has three new tenants. Aragon Care Centers PLLC leased 1,250 square feet, Skinventure LLC leased 550 square feet and Strong Rock Construction LLC leased 1,000 square feet. Elaina Carbo, Michelle Ward and Isaac Figueroa, with landlord Larsen Baker, handled the transactions.

Hong Kong Spa LLC leased 1,000 square feet of retail space at Campbell Plaza, 2956 N. Campbell Ave., from DSW IREIF Tucson Retail Owner LLC. Dave Hammack, Greg Furrier and Natalie Furrier, with Picor, represented the landlord.

Demolition started last week at the Foothills Mall at 7401 N La Cholla Blvd. Around 65% of the mall will be demolished but select stores will remain open during construction, including the AMC movie theater and Barnes & Noble. Video by Pascal Albright / Arizona Daily Star.
